(KNSI) — The St. Cloud Planning Commission will hold a public hearing on a proposal to build low-income apartments on the former YMCA site.
The former Y was torn down in 2017 after the new facility was built across the street. Originally, there were plans to build a grocery store on the site, but the project never panned out. Now, property owners are asking for a change to the planned unit development to allow the construction of an apartment building with 40 one-room apartments and 42 off-street parking spaces.
According to the application, the units will be for people with extremely low income. City records say the building is designed utilizing trauma-informed and harm-reduction principles to provide permanent supportive housing to individuals who are previously homeless and/or experiencing mental health, chemical dependency, and/or other disabilities.
The property is currently zoned commercial and has not been subject to the park dedication requirements. Approval of the PUD would require a payment of $792 per unit instead of park land, or a total of $31,680.
The city staff is commending approval. If the project gets the support planning commission, it would then be passed to the city council. The meeting is on Tuesday at 6:00 p.m. inside City Hall.
