(KNSI) – St. Cloud State University continues its plan to “right size” campus, which will bring changes to a building in the 5th Avenue Live complex.

Located just south of Highway 23, about 12,000 square feet on the ground level of a mixed-use building have been dedicated to a welcome center for new and prospective students since 2010. SCSU is not renewing the lease, and the building’s owner wants to convert the floor to 16 apartments.

It would be the latest in a long line of changes for 5th Avenue Live, also known sometimes as Coborn Plaza. The PUD was initially granted in April 2009 to rezone the property out of the Fringe Central Business District category. A 462-unit student apartment complex was built with retail available on the first floor.

In October 2011, the PUD was changed to allow for a gym to become a tenant. In June 2018, another building was added to the PUD where Chipotle and Noodles and Company now sit. The zone was expanded further in 2021 to include a coffee shop and the former city hall. It was eventually torn down and is now the Bremer Bank office building.

The last amendment to the properties was to include the former Methodist Church as a drug treatment facility, which was approved in February 2024.

The issue will go before the St. Cloud Planning Commission on Tuesday, April 8th.
