(KNSI) – A redevelopment for a gateway piece of property to downtown St. Cloud has cleared another hurdle.
On Tuesday night, the planning commission approved OneCorpGlobal’s plan to build a bank, fast food restaurant and retail space on 2.67 acres of land just north of city hall.
The city would sell the land off Highway 23 for $1.3 million. OneCorpGlobal President Hector Vinas explained to KNSI News his company is “a national developer. We work on small projects like this. And we work closely with the community and the municipality to comply with all the requirements and everything, but also do a nice project that’s attractive and fits well into the community.”
He wouldn’t confirm any potential clients they may have for the lot. There is enough space for the bank, a restaurant and two to three other stores.
The original vision for the land was a large office building, but no developers have come forward with a serious offer to build one. City officials say a 30,000 to 50,000-square-foot building is better suited to downtown’s core than the outskirts.
Community Development Director Matt Glaesman agreed with Vinas the development is a good fit, telling us, “I think this kind of a right-sized commercial neighborhood service center with some regional elements is much better suited now to this property than what would have been in the original vision [of] a large office building.”
The city council will hold a public hearing and have the final say during a December meeting.
Earlier this year, the planning commission approved selling the land to Holiday Gas Station to construct a convenience store. The city council rejected the plan after many neighborhood residents opposed the project.
