(KNSI) – St. Cloud residents will get their first chance to look at the potential environmental impacts of a significant proposed development on 33rd Street South. The city council will meet Monday to approve a 31-page Environmental Assessment Worksheet for a 42-acre mixed-use development planned by K&B Properties, where Quarry Creek Nursery stands today. An EAW is required for the project because of its size.

The development would include 22.9 acres of multi-family housing consisting of four separate apartment buildings with 353 units on the southern part of the property near Neenah Creek Regional Park. The developer would use 19.1 acres for commercial space to include a 90,000 square foot recreational facility, a 60,000 square foot retail building, several smaller retail buildings less than 10,000 square feet, a 45,000 square foot assisted living facility and a 40,000 square foot office building.

Residents, environmental groups, and government agencies have 30 days to review the EAW and submit their comments before rezoning the land. The project could impact traffic, water resources, fish and wildlife, and other potential changes.

After the public comment period closes, the city council can move forward with rezoning the property for the project. That meeting could take place in mid-March.

After everything gets approved, construction could begin on the apartment buildings in the summer of 2022. The rest of the property would be developed at a later time.
